Tributary: A Refined Basecamp in Idaho’s Teton Valley

Just over the hill from Jackson Hole, tucked into the rolling foothills of the Grand Teton Range, lies one of the most compelling private communities in the American West. Tributary, located in Driggs, Idaho, is a 1,500-acre, four-season club community designed for those who seek both elevated living and immediate access to the outdoors.

Positioned within the 15-million-acre Greater Yellowstone Ecosystem, one of the most intact ecological regions in the world, Tributary offers a rare combination of preservation and possibility. Its low-density footprint is intentional, allowing for abundant wildlife, over 500 acres of protected fen wetlands, and seven private fly-fishing ponds that support a thriving ecosystem, including more than 70 bird species.

Accessibility is equally considered. Homeowners are equidistant from Jackson Hole Airport and Idaho Falls Regional Airport, and many residents also choose to fly directly into Jackson Hole for convenience. Driggs–Reed Memorial Airport sits directly across from the community’s gates, making it possible to step off a plane and be home within minutes.

A True Four-Season Lifestyle

Tributary is not designed as a seasonal retreat. It is a year-round basecamp. The amenities reflect this philosophy with a seamless blend of recreation, wellness, and connection.

Residents can begin their day on a two-mile elevated boardwalk, quietly observing wildlife across protected wetlands, or head out to one of the community’s stocked ponds for fly fishing. In winter, cross-country ski trails, a family-friendly snowmobile track, and an ice skating rink transform the landscape, while warmer months open up archery, axe-throwing, and miles of hiking and biking trails.

Just minutes away, Grand Targhee Ski Resort offers world-class skiing and year-round recreation. Tributary residents also enjoy access to a private members only lounge at the base, complete with ski concierge services and seamless mountain access.

Golf That Belongs to the Land

At the center of the community is an 18-hole championship course by David McLay Kidd. Originally built in 2008 and renovated in 2024, the par 72 course stretches 7,613 yards and is consistently ranked among the best in the country.

Rather than imposing on the land, the course is woven into it. Wetlands flow through the fairways, native flora and fauna remain undisturbed, and every hole frames sweeping views of the Grand Tetons and Big Hole Mountains. The 16th hole offers a direct alignment with the mountain range, a defining design moment that reflects Kidd’s philosophy of place driven golf.

The Clubhouse Experience

The 27,000 square foot clubhouse anchors the social and culinary life of Tributary. Designed with weathered cedar, stacked stone, and hand laid shingles, it reflects a balance of rustic authenticity and refined detail.

At its heart is a central courtyard that embraces the surrounding landscape, creating a natural gathering space for residents. Inside, the Drake Restaurant and Eddy Bar elevate the culinary experience. Seasonal menus highlight the agricultural richness of Teton Valley, while the Eddy Bar’s vintage inspired design offers a sophisticated setting for après ski cocktails or post round gatherings.

Design That Reflects Its Surroundings

Tributary’s homes are a direct response to the landscape they inhabit. Collaborations with firms such as Northworks, Payne Cole Designs, Studio H Architects, and Studio K Creative result in residences that feel both modern and grounded.

Open floor plans invite natural light and mountain views into every space, while locally sourced materials and exposed craftsmanship create a sense of authenticity. The architecture prioritizes indoor-outdoor living, allowing homeowners to remain connected to the environment year-round.

Home offerings range from expansive estate style residences to more intimate cabin designs. Since 2025, developer-built homes have averaged approximately $4.75 million, while homesites average around $1.4 million, offering flexibility for those who wish to design and build a custom residence within the community’s architectural vision.

One of the newest opportunities is the Stonefly Cabin, a two-bedroom, two-bath residence spanning 1,460 square feet. Designed by Northworks with interiors by Studio K Creative, the home pairs warm, natural textures with clean, modern finishes, capturing Tributary’s signature balance of comfort and sophistication.

Adventure Beyond the Gates

While Tributary offers an exceptional range of on-site amenities, its location amplifies the experience. Residents have direct access to some of the most renowned fly fishing waters in the country, including the Teton River, the South Fork of the Snake River, and the Henry’s Fork.

Private guided excursions into Yellowstone and Grand Teton National Parks are readily available, reinforcing Tributary’s identity as a true basecamp for exploration.

Looking Ahead

In 2025, Tributary partnered with Sterling Bay to further enhance its lifestyle offerings. Planned additions include a new Activity Center featuring a fitness facility, indoor-outdoor café, golf simulators, art studio, and family spaces, along with a new pool, recreational lake for water activities, and expanded spa and wellness amenities. The Activity Center is anticipated to debut in Summer 2027, signaling continued investment in the community’s long-term vision.

Tributary redefines what luxury looks like in a mountain setting. It is not just about square footage or amenities. It is about access, intention, and experience. Here, life unfolds between quiet mornings on the water, afternoons on the trails, and evenings gathered with family and friends.

It is a place where design, nature, and community come together, offering a lifestyle that feels both elevated and deeply connected to the land.
