Sevan Levonian: Preserving a Family Legacy and Shaping the Future of Newport Beach Hospitality

A Historic Treasure in Newport Beach 

At the heart of Newport Beach’s Balboa Peninsula stands the iconic McFadden Building—a storied landmark that has been a cornerstone of the community for more than 110 years. Located at the base of the Newport Pier, this historic gem is home to two beloved establishments: the fine dining restaurant 21 Oceanfront and the boutique Doryman’s Inn. These aren’t just businesses—they’re a living legacy, cared for and elevated by Sevan Levonian and his family. 

The Journey to the Family Business 

Sevan Levonian never anticipated stepping into the hospitality industry. With a background in filmmaking, he pursued a creative career before life brought him back to his roots. In 2020, as the COVID-19 pandemic posed unprecedented challenges, Sevan and his brother answered a call from their parents to help manage the family business. 

“My grandfather bought the restaurant and inn in 2001, and I grew up here, running around the dining room and kitchen,” Sevan reflects. “I never thought I’d work here full-time, but once I got involved, I realized how fulfilling it was to be part of something so deeply tied to our family’s history.”

Now, nearly five years later, Sevan is proud to carry on the legacy of 21 Oceanfront and Doryman’s Inn, combining respect for tradition with a fresh, forward-thinking perspective. 

A Celebrity Favorite 

Over the years, 21 Oceanfront has welcomed countless celebrities, creating unforgettable moments for both staff and guests. One of the most notable evenings occurred when UFC champion Conor McGregor dined at the restaurant just days before a major fight. “The crowd outside was incredible—it was a night we’ll never forget,” Sevan says. 

The restaurant has also hosted music legend Julio Iglesias, who once treated guests to an impromptu lounge performance. And long-time patron Nicolas Cage holds a special place in 21 Oceanfront’s history. “Mr. Cage is a huge fan of our Abalone ‘Alley West,’” Sevan shares with a laugh. “It’s always a pleasure taking care of him and his family.” 

A Menu Built on Excellence 

21 Oceanfront isn’t just known for its historic ambiance—it’s also celebrated for its exceptional cuisine. Sevan is especially proud of their signature dish, the Baseball Cut Swordfish. 

“This isn’t your typical swordfish steak,” he explains. “It’s the center cut from the top loin—the ‘filet mignon’ of swordfish. It’s thick, dense, and incredibly moist after cooking. We grill it for some texture, finish it in the oven, and serve it with a homemade lemon butter caper sauce. It’s a dish I could eat every day.”

For dessert, the restaurant’s soufflés—crafted using recipes created by French pastry chef Jean—are a must-try. “Chef Jean’s creations are legendary,” Sevan notes. “From our crème brûlée to our soufflés, his touch has elevated our menu in a way that honors both tradition and innovation.” 

A Vision for the Future 

As Sevan manages the day-to-day operations of 21 Oceanfront and Doryman’s Inn, he also keeps an eye on the future. His goal is to continue honoring the McFadden Building’s rich history while ensuring it remains a vibrant part of Newport Beach’s evolving cultural landscape. 

“I want these establishments to continue being a place where people create lasting memories,” he says. “Whether it’s a local enjoying dinner, a traveler staying at the inn, or a celebrity stopping by, I want every guest to feel like they’re part of our story.” 

A Passion Beyond Hospitality 

While Sevan is deeply committed to the family business, he also has a personal passion for travel. “It’s my dream to visit all seven continents and the seven modern wonders of the world,” he shares. “Traveling gives me a deeper appreciation for different cultures, cuisines, and ways of life, and it inspires me to bring those influences back to what we do here.” 

Carrying the Torch 

For Sevan Levonian, 21 Oceanfront and Doryman’s Inn are more than just a restaurant and inn—they’re a testament to the power of family, history and dedication. As he continues to build on the legacy started by his grandfather, Sevan is shaping not only the future of his family’s business but also the Newport Beach community it serves. 

 

“It’s about creating something lasting,” Sevan concludes. “This isn’t just about today or tomorrow—it’s about preserving a piece of history for generations to come.”
